Eight questions
- Who is Caliber Trust?
- Caliber Trust LLC is a Florida real estate company based in West Palm Beach. Since 2016 we have bought residential property directly from owners across the state — much of it in foreclosure, tax deed, or estate situations — and resold it, held it, or partnered with investors on it. We also run the HomeAgain sale-leaseback program and help former owners recover foreclosure surplus. We are not a lender, servicer, credit counselor, or law firm.
- Do you buy in my county?
- Yes, if the property is in Florida. We buy residential property in any Florida county. We are headquartered in Palm Beach County and much of our history is in South Florida, but a purchase anywhere in the state follows the same process: an evaluation, a written offer, and a closing through a title company.
- How fast can you close?
- As fast as the title work and the payoff figures allow. We pay cash and buy as-is, so there is no financing contingency, no inspection period for repairs, and no listing. The timeline is set by how quickly lien payoffs, the title search, and any court deadlines can be satisfied — we will tell you what that looks like for your property before you sign anything, rather than quote a number that may not hold.
- What is HomeAgain?
- HomeAgain is a sale-leaseback for Florida homeowners facing foreclosure, a tax deed sale, or an HOA lien. You sell the home to Caliber Trust; the proceeds pay off the mortgage and liens at closing; you lease the home back and keep living in it, with a written, time-limited option to buy it back on agreed terms. It is a sale, not a loan, and there is no guarantee of foreclosure prevention, repurchase, or refinancing. The full explanation is at homeowners.calibertrust.com.
- What is surplus recovery?
- When a Florida foreclosure sale brings in more than the judgment and costs, the difference is surplus, and Florida Statute § 45.032 sets out a process for the former owner or other entitled parties to claim it through the clerk of court. Caliber Trust helps former owners find out whether a surplus exists and pursue the claim. There are deadlines, and eligibility depends on the case — the former owner may be owed money, but it is not automatic.
- Do you work with real estate agents?
- Yes. Agents, attorneys, and wholesalers bring us property, and we bring them buyers for inventory we are not keeping. Commissions and referral arrangements are agreed in writing before a transaction. Use the contact page and tell us what you work on.
- How do investors get access to your deals?
- Off-market Florida properties we are reselling or joint-venturing are published on deals.zylow.net. Register there to see current inventory and receive new deals as they come available. Joint-venture terms are specific to each property and are set out in a written agreement.
