Each is described plainly below, including what it is not. None of it is an offer; every transaction depends on an individual property evaluation and a signed agreement.

01 · Acquisitions

We buy houses.

We buy residential property directly from owners, for cash, in as-is condition, in any Florida county. No listing, no showings, no repairs, and no financing contingency. The houses we buy usually carry a problem — an active foreclosure, a scheduled tax deed sale, an association lien, an estate, a tenant who will not leave — and that is the work we are set up for.

The process is the same everywhere in the state. We evaluate the property, the payoffs and liens against it, and its condition; we make a written offer; and if it is accepted, closing runs through a title company on the timeline the title work and payoff figures allow. We do not quote a closing speed on this website because the honest answer depends on the case, and we will give you that answer before you sign anything.

02 · A Caliber Trust program

HomeAgain buy-back.

HomeAgain is a sale-leaseback for Florida homeowners facing foreclosure, a tax deed sale, or an HOA lien. The owner sells the home to Caliber Trust; at closing the proceeds pay off the mortgage and any liens, which is what resolves an active case; the owner then leases the home back and keeps living in it. Written into that lease is a time-limited option to buy the home back on terms agreed on day one.

It is not a loan, and it may be the right tool for some homeowners — not all. Ownership transfers at closing; if the option is not exercised in time, it lapses. 03 · After a foreclosure sale

Surplus recovery.

When a Florida foreclosure sale brings in more than the final judgment and the costs of sale, the difference is surplus. Florida Statute § 45.032 sets out who may claim it — the former owner of record, and in some cases subordinate lienholders — and the process for doing so through the clerk of court. Many former owners never learn the money is there, or learn too late.

Caliber Trust helps former owners find out whether a surplus exists on their case and, where it does, pursue the claim. A former owner may be owed money; it is not automatic, there are deadlines, and eligibility depends on the case file. Any arrangement for our help is set out in writing before we do anything on your behalf — we do not publish fee figures here because they depend on the case, and you should read the agreement, and have someone independent read it, before signing.

04 · Dispositions

Investor deals.

Not every property we buy is one we keep. Inventory we are reselling — and properties we are open to joint-venturing — is published on deals.zylow.net as it comes available, with the numbers we have. Investors register once to see current inventory and receive new deals. Terms on any individual property are set out in a written agreement, not on the listing.

05 · Structures

Joint venture & lifetime lease.

Joint venture. For some properties we partner with an investor who funds the purchase or the renovation, and the two parties share the outcome under a written joint-venture agreement that names each side's contribution, responsibilities, and split before any money moves. Each agreement is specific to the property; there is no standard split published here.

Lifetime lease. A lifetime lease is a sale in which the seller conveys the property to Caliber Trust and, as part of the same written agreement, receives a lease to remain in the home. Whether rent is charged, and every other term, is specific to the agreement and is set out in it. It is a sale: title transfers at closing, and it may suit some owners who want to stay put without the responsibilities of ownership — it is not a fit for everyone, and independent legal advice is strongly encouraged before signing.

A buy-back transaction may be an alternative for some homeowners — it is not a substitute for bankruptcy, which may be the right option depending on your circumstances. Title transfers to the buyer at closing; if the buy-back right is not exercised in time, you may permanently lose ownership. Our counsel represents the company, not you.
